What are the SBA 7(a) loan requirements for laundromats in 2026?

An SBA 7(a) loan can buy a laundromat that’s already open, re-tool it with new washers and dryers, or buy the building it sits in. Here’s what SBA checks on each of those in 2026, and how Five West runs the file.

What are the SBA loan requirements for a laundromat?

The base rules don’t change by trade: a for-profit U.S. business, small by SBA’s measure, owned entirely by U.S. citizens or nationals since March 1, 2026, creditworthy, and needing SBA’s backing to borrow on reasonable terms. Owners of 20% or more guarantee the loan personally, and franchised brands must be on SBA’s Franchise Directory. Our main 2026 SBA 7(a) requirements guide covers each rule. On a laundromat:

RequirementWhat SBA requiresWhat it means for a laundromat
SizeThe NAICS industry standard or SBA’s alternative test, affiliates included.812310: up to $13.0 million in average annual receipts, with affiliated stores counted.
Cash flowThe main source of repayment, covering debt payments 1.10 to 1.25 times by loan and deal type.Measured from three years of the store’s financial statements or tax returns.
Down paymentAt least 10% to buy a business you don’t own yet; a full-standby seller note can supply up to half.Unborrowed cash, a gift, or a personal loan repaid from income the store doesn’t generate.
CollateralPledged where available; a shortfall alone can’t kill the loan.In a purchase, used machines count at no more than half of net book value (80% with an orderly liquidation appraisal), so personal real estate equity may be pledged.
The buildingThe business occupies at least 51% of an existing building or 60% of a new one.A store can own its strip center if it fills 51% or more and leases the rest.
Dry cleaningA site where dry cleaning ever ran needs a Phase I, then a Phase II.Applies when the building or a leasehold mortgage is collateral.

What size standard does SBA use for a laundromat?

Code 812310, Coin-Operated Laundries and Drycleaners, capped at $13.0 million in average annual receipts. It covers coin, card and similar self-service stores, plus route operators who service machines in apartment buildings and dorms.

The code follows the revenue. If drop-off wash-and-fold or pickup brings in most of the money, SBA may size the business as 812320, capped at $8.0 million. Stores the same owners control through other LLCs can count as affiliates. Over the limit? SBA’s alternative test allows up to $20 million in tangible net worth and $6.5 million in after-tax net income, averaged over the last two full fiscal years.

SBA proposed higher laundry limits in 2025 and again in 2026; neither is final. Our SBA application asks whether any owner has another business and fills the SBA forms from that answer.

Can you buy a laundromat with an SBA loan?

Yes. SBA counts changes of ownership among its largest 7(a) categories, and our commercial laundry financing page points store purchases to 7(a) too. The rules turn on purchase type, which the lender documents.

Initial acquisition is SBA’s default, when the new majority or largest owner wasn’t already an owner or an employee of 24 months or more. Cash flow has to cover debt payments 1.25 times, and the buyer puts in at least 10% of the total project, with no reduction. A laundromat company with two full fiscal years under its present owners that buys 100% of the ownership of another 8123 business (coin laundries share that group with drop-off and dry cleaning services) can qualify as a business expansion: 1.15 times coverage, and a 10% the lender can cut or waive if enough cash and working capital remain and the last year-end showed no negative net worth.

Expect to provide the purchase agreement and the seller’s last three fiscal years of financials. A price over $350,000, owner-occupied real estate aside, calls for an independent business valuation, and the business portion amortizes over 10 years at most. Used machines count toward collateral at no more than 50% of net book value, or 80% with an orderly liquidation appraisal, so a goodwill-heavy price can mean pledging personal real estate equity.

After a full sale to an outside buyer or another business, the seller may stay only as a consultant, 24 months at most. I’d use that window to take over service contacts, vendor accounts and repair know-how. If a management company will run the store, SBA allows it only when you still approve the budget and big expenses, control the store’s accounts and oversee the staff, who must be your employees. We line the seller’s numbers up against yours so the file tells one story.

Can SBA pay for new washers and dryers?

Yes. Large equipment packages are a common use of Five West’s SBA loans, and washers, dryers and payment systems can run up to 10 years, or 15 if the IRS useful life allows, plus up to 12 months to finish installing.

Buying a store? Put the machines inside the 7(a), or split the deal as our commercial laundry page describes: SBA on the store, equipment financing on the machines. A re-tool on its own, or anything under our $150,000 SBA floor, usually fits equipment financing better.

Can an SBA loan buy the laundromat building?

Yes, if the laundromat is the main occupant: 51% of an existing building’s rentable space, or 60% of new construction. SBA won’t fund a business that mainly owns and rents out property, and shopping centers renting space to independent businesses generally don’t qualify either.

Many owners put the building in its own LLC, which SBA calls an Eligible Passive Company, leasing to the laundromat. That works when the written lease is subordinate to SBA’s lien and lasts the loan’s full term (renewal options the laundromat alone controls count), rent stays at or under the loan payment plus taxes, insurance and upkeep, and the laundromat guarantees or co-borrows. Have your attorney and CPA set it up.

Real estate gets up to 25 years and an appraisal. With 504, the borrower puts at least 10% down, 15% down if the business is two years old or less or the 504 side deems the property special-purpose, and 20% down for both. A purchase that brings in new, unproven owners can count as a new business. We run 7(a) and 504 side by side.

Why does past dry cleaning matter to SBA?

SBA lists the 8123 laundry group as environmentally sensitive “if dry cleaning operations have ever existed on site.” If a property with that history secures the loan, as a building or a leasehold mortgage, the review opens with a Phase I at any loan size. If dry cleaning with solvents ran there, now or in the past, a Phase II follows, testing soil, groundwater and soil vapor.

Ask the seller about the property’s past uses before you sign. These reports can stretch a file, and we track them with every other condition until funding.

When does equipment financing fit a laundromat better?

When it’s mostly machines, or the money can’t wait for an SBA closing. For laundromats, our commercial laundry page lists what Five West’s equipment finance offers:

  • Re-tools decided on the application alone up to $500,000 on qualifying files, with payments sized to the store’s collections.
  • One agreement for washers, dryers and the payment system, with installation on qualifying transactions. Used and private-party machines are fine.
  • Terms up to 84 months on a finance agreement, or 60 on a lease.
  • Speed: clean application-only files approved in as little as 30 minutes, and standard deals funded 24 to 48 hours after signing.

Already own your machines? An equipment leaseback pays out 2 to 5 business days after signing for stores two or more years old. More in our laundromat equipment financing guide.

Why do laundromat owners use Five West for an SBA 7(a) loan?

Our application pairs SBA 7(a) with equipment finance or a lease, so one application covers the store and the machines.

  1. Fast, plain answers. Most files hear from us within 1 to 2 business hours. If yours isn’t ready for SBA, we’ll tell you and set up what works now.
  2. A file built to be approved. We assemble your numbers and the seller’s, submit through the SBA program the deal fits best, and compare 7(a) with 504 for you.
  3. One person to funding. A dedicated funding professional handles the deal from application to funding, and you can track your application online by its number. The team you’ll work with averages about 10 years of experience.

It starts with a soft credit inquiry and one checklist. Here’s how to send your financials cleanly.

Frequently asked questions

What NAICS code does SBA use for a laundromat?

Most self-service laundromats fall under 812310, Coin-Operated Laundries and Drycleaners, with a size standard of $13.0 million in average annual receipts. If most of your revenue comes from drop-off, wash-and-fold or pickup service, SBA may size the business under 812320 instead, where the limit is $8.0 million.

How much do you need down to buy a laundromat with an SBA loan?

If you’re buying a store you don’t already own, at least 10% of the total project cost. SBA won’t let that be reduced unless your existing laundromat company is the buyer, or you’ve worked at the store 24 months or more, and the deal meets SBA’s conditions. It can come from cash that isn’t borrowed, a gift, or a personal loan you repay from income outside the business. A seller note can cover up to half of the required amount if it sits on full standby, with no payments at all for the life of the SBA loan.

Does an SBA laundromat loan need an environmental report?

Any commercial property that secures an SBA loan gets an environmental investigation, a leasehold mortgage included. For a laundromat, the bigger question is dry cleaning: if it ever ran on the property, expect a Phase I and then a Phase II covering soil, groundwater and soil vapor.

Can one SBA loan cover the laundromat and the building?

Yes, if the laundromat will occupy at least 51% of the building. On a purchase, the business portion amortizes over 10 years at most, and only the real estate share can run up to 25 years. Expect an appraisal, plus an independent business valuation if the price, real estate aside, is over $350,000.

Do laundromats get an SBA fee waiver in fiscal 2027?

Not as an industry. SBA’s fee relief for loans approved October 1, 2026 through September 30, 2027 doesn’t name laundromats. A store in a rural area, meaning a county the Census Bureau defines as at least 30 percent rural, pays no SBA upfront guaranty fee on a 7(a) loan of $700,000 or less, and its 504 upfront and annual service fees are waived.

What credit score do you need for an SBA laundromat loan?

SBA doesn’t set a minimum score, but the lenders that underwrite SBA loans do, and it’s usually 650 or higher. The lender also reviews each owner’s and guarantor’s credit report. Applying with Five West starts with a soft credit inquiry, which doesn’t affect your score.

Can you open a new laundromat with an SBA loan?

Yes, though SBA treats a business open a year or less as a startup. It has to put in at least 10% of the total cost of getting running and back the request with detailed projections. At Five West, startup SBA files are case by case and need substantial industry experience, an injection and a business plan. Many new-store owners put the build on an SBA loan and the machines on equipment financing.

Ready to start your laundromat SBA file?

One short application with a soft credit inquiry starts it, and we’ll tell you whether SBA 7(a), 504 or equipment financing fits each part of the deal.

This article is general information about SBA 7(a) loans for laundromats, not legal, tax or accounting advice or a commitment to finance. SBA can change these rules with a new SOP version or notice, so check SBA.gov for the current requirements before you rely on them. All financing is subject to credit approval and underwriting.
